How draws work
Most clients pay through a construction loan, where the bank releases money after each stage is inspected. Cash builds follow the same milestones. Exact amounts are set in your contract.

|---|---|---|
| Before design | Site visit, plans and detailed budget | Pre-construction fee |
| Contract signing | Scope, timeline and draw schedule agreed in writing | Deposit |
| Foundation | Footings and foundation walls complete and inspected | Draw 1 |
| Framing & dry-in | Structure framed, roof on, windows and wrap installed | Draw 2 |
| Rough-ins | Plumbing, electrical and HVAC roughed in and inspected | Draw 3 |
| Drywall & finishes | Insulation, drywall, trim, cabinets and flooring | Draw 4 |

Common questions
Don't see yours? Call or text (502) 645-6717.
Can you build on land I already own?
Yes. Most of our clients build on their own lot. We'll walk the property with you to check access, utilities, slope and soil before we plan anything.
Can I use my own house plans?
Absolutely. Bring finished plans, rough sketches or just ideas. If you need design help, we'll work with you to get to a plan that fits your land and budget.
How long does a custom home take?
It depends on the size of the home, permits, weather and selections. You'll get a written timeline with your contract, and weekly updates against it once we start.
How do payments work?
Payments are tied to completed, inspected stages of work. Most clients use a construction loan; cash builds follow the same schedule. See the draw table above.
What if I want to change something during the build?
Changes happen. Each one is priced in writing and approved by you before the work is done, so your budget never surprises you.
Where do you build?
Clark County, Indiana, including Jeffersonville, Clarksville, Sellersburg, Charlestown and Henryville, plus nearby Southern Indiana communities.
